Welcome to the neighborhood
Build a park worth visiting, move in memorable Tenants, add questionable Amenities, and make sure every other park has a worse day than yours.
When the current combined Flamingo total held by every player reaches 100, stop immediately. The player holding the most Flamingos becomes the Park Titan.
One shared deck - 130 cards
Before the first feud
Give each player a playboard and the correct number of trailers. Arrange those trailers in one closed ring.
Shuffle all 130 cards together. Place the deck face down and leave room for a face-up discard pile.
Give each player seven cards. Hands remain private. The first occupied seat becomes the starting player.
Keep Flamingo scoring, the card discard, and discarded trailers visible and within reach.

Know your property lines
Live in trailers. A Tenant can enter any legal vacant trailer in any park.
Go in a park center. Parks have no general Amenity capacity limit.
Persistent Events and Alien Attack remain in a park center until cleared.
The card tells the story

Moves into a vacant trailer and usually scores each turn.

Enters a park center and normally remains in play.

Resolves immediately or stays as ongoing trouble.

Usually hits hard, resolves, then goes to the discard.
Do this in order
Score your park's active Tenants, Amenities, and ongoing effects. Add the result to your personal Flamingo total, then check immediately for game end.
After scoring, clear effects that have a valid remover, expire one-turn effects, let Crime Stoppers work, and resolve Alien Attack if it remains.
Finish the route
Play zero, one, two, or three cards. Choose every required target and resolve each card completely before playing the next.
You may place one card from your hand face up in the discard pile. Skipping this is always legal.
Draw until you hold seven cards. If you already hold seven or more, draw nothing. Then pass play to the next seat.
If Lucky Lotto is your first card, your turn limit becomes five total cards: Lucky Lotto plus four more.
Count the good, bad, and ugly
At the start of your turn, total the current values of everything active in your own park.




Neighbor and Amenity conditions replace a Tenant's printed value when they trigger.
Electrical Amenities shut down during Electrical Outage. Water Features shut down during Gator Infestation.
Ongoing effects with negative values count in the same total before Cleanup.
If the final total is negative, collect zero. Normal scoring never takes away Flamingos already held.
Help yourself or hurt a friend

Choose any legal vacant trailer in any park. Normal Tenant play cannot enter an occupied trailer.

Choose any legal park center. Vice Amenities cannot enter a park that blocks Vice.

Choose the target named by the card. Instant Events resolve and discard; ongoing Events stay in the target park.

Resolve the listed destruction, movement, or loss. Alien Attack is the persistent Disaster exception.
Resolve one card completely
When the park fights back

Stay in the park center until the named Tenant, Amenity, Service Tenant, or Poison clears them.

Places eligible Single Tenants together. Check relationship and age marks plus every listed exception.

Remove certain bad Tenants after scoring and protect the specific trailers described by the attack.

After scoring, it clears one occupied trailer each turn until an eligible defender removes it.
Crown the Park Titan
As soon as the current combined Flamingo total reaches 100 or more, do not finish the turn or round. Compare personal totals.
Break a tie in order
Yes, before game end. Loss effects reduce the current combined total. Reaching 100 ends the game immediately, so there is no later drop.
If the draw deck empties, reshuffle the card discard. If both are empty, stop drawing.
Card-specific instructions beat general rules. In the digital edition, the enforced game state settles hidden or automated details.
Parks, ongoing effects, discards, and Flamingo totals are public. Cards in hand remain private.
